Building & Flood Insurance Update: Posted 05/06/2018

Our successful LOMR (Letter of Map Revision) became effective on May 4, 2018. Our building insurance has now been renewed and our flood insurance policy will be effective May 31, 2018. Flood insurance requires a 30-day wait period.

At the April 23rd BOD meeting, the Board voted to change insurance companies after reviewing recommendations from the insurance committee led by Tom Newman and including, Cathy Newman and Ed Damutz. Many thanks to the committee and others for all their time, perseverance, and work throughout the past year to resolve this issue!

Flood Insurance Update: Posted 01/30/2018
We are currently within a 90-day appeal process waiting period.  The appeal process began on Jan. 4, 2018, after FEMA advertised in the Palm Beach Post twice, as required by law. The appeal process ends on April 4, 2018. At that time, assuming FEMA does not receive an appeal to their placement of the Villa Towers property into the most favorable flood zone, i.e.”x-unshaded,” they have another 30 days to finalize their initial decision and inform our engineer. The effective date of the LOMR should be May 4, 2018.

In the meantime, we will obtain flood insurance quotes not only from our primary broker, Brown and Brown Insurance, but hopefully from at least 2 others. Because there is a 30-day waiting period from the time the flood insurance premium is paid and the policy effective date, our plan is to pay our flood insurance premium on or before April 4.  Therefore, if all goes according to plan our flood insurance coverage will be effective the same date that the LOMR is effective: May 4, 2018.  Submitted by Tom Newman
